"The paint on the door frame has gone bubbly"
Termites push moisture into the timber they are eating, which can lift paint into blisters and ripples. Worth an inspection soon.
Buying, renovating or found damage? Book this week
Termites cause more damage to Australian homes than fire, storms and floods put together, and they do it without making a sound. Our inspectors work across Melbourne, Sydney and Brisbane, checking every reachable part of the property and telling you plainly what they found.
Routine, pre-purchase and live-activity inspections, with photos and a written report for every job.

In all three cities the story is usually the same. Someone pushes a vacuum against a skirting board and it caves in, or a renovator lifts a floorboard and finds mud inside. The first hour after a find matters, because termites that feel disturbed pull back and start eating somewhere you cannot see.
Leave the timber and the mud alone
Pulling off damaged timber or spraying the workings does not reach the colony. It only tells the termites to move, and makes the next inspection harder.
Stop what you were doing in that spot
Put the tools down and leave the damaged timber in place.
Seal the opening
Tape cardboard or plastic over any hole so light and air do not drive the termites off.
Keep sprays in the cupboard
Surface sprays kill a handful and scatter the rest through the house.
Photograph it
A clear photo of the timber and the termites helps us plan the visit.

Most inspections start with one of these moments. Each one has a different level of urgency.
Termites push moisture into the timber they are eating, which can lift paint into blisters and ripples. Worth an inspection soon.
Timber that termites have eaten swells and warps. If several frames start sticking at once, get the house checked.
Buyers in all three cities usually need a report before the cooling-off period ends. We book these quickly.
Old trees and stumps can hold a whole colony. Foraging tunnels can run from there to your house underground.
An inspection before work starts shows what is in the timber, and new decks or garden beds can then be built without bridging protection.
Leaking pipes, poor drainage and air conditioner drips give termites the moisture they need. Fixing the damp is part of keeping them out.
Some signs mean termites are feeding right now. Others point to old damage or a risk that has not turned into a problem yet. Here is how to read them.
| Sign | What it usually means | How urgent |
|---|---|---|
| Fresh mud leads on stumps or walls | Subterranean termites are travelling between the soil and the house | Book this week |
| Hollow or soft skirting boards | Timber has been eaten from the inside | Book this week |
| Winged insects near lights | A colony nearby has released swarmers to start new nests | Book soon and keep a sample |
| Dry, crumbly old mud tubes | Past activity that may or may not be live | Inspect to confirm |
| Damp subfloor or leaking pipes | No termites yet, but conditions they look for | Fix the moisture, then inspect yearly |
| Garden beds against the walls | The edge of the slab or weep holes are covered | Lower the beds and inspect |
Seen flying insects and not sure which they are? Compare them with our ant control page, or keep a few in a sealed jar to show the inspector.
Termites are active in all three cities, but the climate, the housing and the busiest months differ. Here is what our inspectors see in each one.
Activity is highest in the outer east, the north east and suburbs backing onto creeks and bushland. Weatherboards on timber stumps with low, damp subfloors are the homes we find damage in most often.
Termite Inspection MelbourneBushland edges, the Hills District, the North Shore and the Sutherland Shire see plenty of activity. Sandstone foundations, older timber homes and big leafy gardens all play a part, and humid summers speed colonies up.
Termite Inspection SydneyThe warm, humid climate keeps termites feeding through most of the year. Queenslanders on stumps and homes near creeks and bushland are especially exposed, and the swarming season runs longer than in the southern cities.
Termite Inspection BrisbaneSwarming and calls peak from October to February in all three cities. Brisbane stays busier through autumn and winter than Melbourne, so an inspection is worth booking at any time of year.
Termite damage builds slowly and quietly. By the time it shows, the repair bill is often much bigger than the inspection would have been.
Floors, wall frames and roof timbers can need replacing once termites have been working in them for a few seasons.
Most Australian home policies exclude termite damage, so the cost of repairs usually falls on the owner.
Termite damage found by a buyer's report can reduce the price or end the sale altogether.
Sprays and pulling out timber scatter the colony, and the damage simply moves to a new part of the house.
Wherever you are, the inspection follows the same steps, so the report from a home in Brisbane reads the same way as one from Melbourne or Sydney.
Areas checked on every inspection
Every room, the roof void, the subfloor, fences, trees, garden beds, sheds and paving within the property. If an area cannot be reached safely, the report says so.

Inspection on site
The inspector checks timber with a moisture meter, sounding tool and thermal camera.
Walk-through of the findings
Any activity, damage or risk area is shown to you before the inspector leaves.
Written report
Photos, the areas checked and what we recommend, sent to you after the visit.
Upfront treatment price
If termites are found, the treatment options are explained and priced before any work starts.
Prices are similar across Melbourne, Sydney and Brisbane. The time an inspection takes is what sets the price, and that depends on these things:
Size of the home. Single-storey units are quicker than large two-storey houses.
Slab or stumps. Homes on stumps have a subfloor to crawl and check.
Outbuildings. Sheds, granny flats, decks and pergolas add time.
Kind of report. Routine yearly check or a pre-purchase report for a buyer.
You get the price before we book the visit, and there are no extra charges on the day. Call 07 3544 9883 or send us the details online for a faster estimate.
An inspection is only worth the time spent in the hard-to-reach places. Our inspectors crawl the subfloor and climb into the roof every time.
For live termite finds, a technician can often be with you within the hour in all three cities.
Cameras, moisture meters and sounding tools find activity behind walls without cutting holes.
Plain English, clear photos and next steps you can act on.
Inspection price agreed before the visit, treatment priced separately.
Ask us and we will remind you when your next yearly inspection is due.

*Onsite in 60 minutes applies to urgent jobs and depends on technician availability and location.
A termite inspection means letting someone into every corner of your home. Here is how we handle it.
A named inspector. You are told who is coming and when, before they set off.
Photo evidence. Every finding in the report has a photo, so you can see it for yourself.
No pressure. If there are no termites, we tell you so and leave it there.

Yes. We inspect homes and businesses in all three cities and their suburbs, with the same inspection steps and report format in each one.
Every 12 months for most homes. Homes near bushland, with a history of termites or with damp subfloors are better checked every six months.
A termite inspection is for an owner who wants to know about activity and risk. A pre-purchase inspection is written for a buyer and also reports past damage and conditions that put the building at risk.
Someone needs to let the inspector in and show where the roof and subfloor access points are. You are welcome to stay and walk through the findings.
Often, yes. Thermal cameras and moisture meters pick up activity behind plaster and timber. No inspection can see through every wall, so the report lists any area that could not be checked.
No. Termites can travel through cracks in the slab, along pipes and behind brick veneer to reach the timber frame. Slab homes still need yearly inspections.
We show you the activity, explain the options for treating it and protecting the home, and give you a price before any work starts.
Usually within a day or two, and the same day for live activity in most suburbs of Melbourne, Sydney and Brisbane.
Termites feed day and night, out of sight. A yearly inspection is how most homeowners find them before the damage shows.
Upfront pricing and a dedicated professional at your door in Melbourne, Sydney or Brisbane, often the same day.
